How does purchasing a property from your site work?
We can typically offer financing on our properties. The minimum down payment varies on a property-by-property basis. After the down payment, the remaining balance may be financed on a term of anywhere from 1 to 10 years. We offer easy terms, with no credit check or lengthy underwriting process.You will have full use of the property upon completion of the paperwork and receipt of a down payment. There is no prepayment penalty or balloon payment, so you can pay off the loan at any time.
Are you a real estate agent?
No, we are a family owned business that buys properties from different sources, and we offer them to our customers at discounted prices. Real estate agent’s fees can range from 2 to 10% of the purchase price. We eliminate the middleman, saving you even more.
Can you keep me help me look for a specific kind of property?
Absolutely, if we don’t have what you are looking for in our land bank, we will reach out to our network of wholesalers. We want to help you find your dream property!
Are their any hidden fees when buying land from you?
No! There are no hidden fees. If you look at each listing, you will see that we charge a $250 processing fee on every sale. This covers the cost of creating all of the documents and covers the transfer of deeds. For the properties that we finance, we charge a $10 monthly accounting fee (the industry standard is $20 monthly).
If you request title insurance for a property, we can provide that for you at cost.
Why are your properties so cheap?
We purchase properties at volume at discounted rates, so we can sell to you at wholesale prices.
How do I know if this is a safe way to purchase property?
We have simplified the buying process with staightforward, easy-to-read contracts. Of course, we encourage you to hire a professional if you think that it is necessary, but we’ve done our best to make the process easy for anyone to understand.
